Prepare a free Comparative Market Analysis and an Honest Opinion as to the True Market Value of your Home. Current market value is the highest price that the current market will bear and what a buyer is willing to pay right now for your home, not what the neighbors up the street got last year or the amount you would like to or need to make on the sale. I will not mislead you by telling you that you can get more for your house than I believe to be true just to get your listing. I will present the facts as I see them based on a detailed study of the market in the area and current market trends which will help you make the best decision as to what price to start at or weather you should even sell your home at this time.
I will consult you with straight forward advice on how to price your home and stage it to attract the most buyers. Though your Realtor plays a big role in the marketing and negotiating the contracts for the transaction, they have little control over weather a buyer chooses to buy your home over another. THAT IS TOTALLY UP TO YOU. YOU CHOOSE THE PRICE AND YOU CHOSE WEATHER OR NOT TO ADDRESS ISSUES WITH YOUR HOME THAT MAY BE DISCOURAGING SHOWINGS OR OFFERS and weather or not to follow the advice I give on staging your home to sell. I will use my expertise and years of experience to advise you on what you need to do to get your home sold for the most money the market will allow in the shortest amount of time possible.

I am extremely organized and pay overwhelming attention to detail in everything from my paperwork and designing your flyers to suggestions on staging your home and advising you on how to make it show at it's very best and attract the most buyers. Enter listing into the Multiple Listing Service (MLS) with in 24 hours (usually much sooner) of signing the listing agreement. This will expose it as soon as possible to all local Realtors (currently over 3,600 in the Pikes Peak region) every day until it is sold and closed. I will also send out a professional flyer of your home to agents Colorado wide including Denver. Although there is a chance that I might sell your home myself, it is much more likely that your buyer will come from the large pool of agents currently working with buyer's looking in your area.
PHOTOS! It is my opinion that real estate is a visual market. By that, I mean that home buyers don't want to read about a property, they want to see it. Developers understand this and so they build model homes, have floor plans prominently displayed and offer beautiful color brochures for their guests to take home. Research conducted by the National Association of Realtors indicated that more than 80% of consumers start the buying and selling process on the Internet. Most skip listings that don't provide any photographs. Some Realtors provide only one exterior photograph of a home or none at all. Others provide more than one photograph. Guess which Realtors had their listings receive more on-line views? And, which homes sold faster? The more exposure your home gets, the better which is why I take multiple, high quality digital photos of your home and insert them in the MLS and other home search web sites.

24 Hour Phone Hot-line Number For Your Home - I place a sign on your property with a phone number that potential buyers can call that provides a full description of your home and my contact information to schedule a showing. My system captures the potential buyer's phone number so I can contact them and find out if they have any additional questions about your property.
Prepare full color descriptive flyers for property showcasing your home in its best light making driveable buyers feel an urgency to see the inside and call me.
Place a lock box on property so agents will know it's available and easy to show. You will be notified by phone before showings.
Follow up with agents who have shown your property to see if they have any questions about your home and to get valuable feedback on what they and the potential buyers thought of your home.
Contact you regularly with verbal or email progress reports.
Ensure potential buyers are pre-approved, not just pre-qualified. I will insist that buyers provide a bona fied pre-approval letter within a specified period of time. Though this is not a guarantee of a buyers ultimate ability to purchase your home, it does weed out non-serious lookers.
I will ensure all of the details are taken care of so you don't have to. From making sure all paperwork and contracts are filled out and signed properly to making sure you can make it to your appointment to sign closing papers on time.
